For “Eagle’s Grove” in Kazakhstan, PrivateHouse developed an architectural code for a gated premium village: two villa classes — Business+ and Premium — plus terraced townhouses, unified by a shared design language but expressed through two distinct architectural approaches: geometric forms for Business+, softer, flowing lines for Premium. This residential design code reflects how the studio approaches gated village architecture more broadly — one visual system, several housing formats.

The housing typology spans five formats, from a compact 270 sqm townhouse to a 390 sqm Premium villa, with plot layouts engineered to avoid direct sightlines between neighbouring homes. Villa facade design in both classes relies on natural materials — stone, timber, render — rather than imitation finishes, a hallmark of contemporary villa architecture in the premium segment as opposed to mass-market housing.
