MASTERPLAN "EASY ISLANDS"
EASY ISLANDS — A New Residential District in the Heart of Atyrau
EASY ISLANDS is a large-scale residential masterplan developed by PrivateHouse on a 25-hectare site in the central part of Atyrau, Kazakhstan. The project introduces a contemporary vision for urban living, combining residential development, public spaces, landscape design, and community infrastructure within a unified planning strategy.
Located within walking distance of the Ural River and the city’s waterfront promenade, the development benefits from a highly attractive urban setting and excellent connectivity to key destinations across the city. The project site offers convenient access to the airport, railway station, major transportation corridors, and business districts, making it one of the most strategically positioned residential developments in Atyrau.
The masterplan is designed around the principles of walkability, accessibility, and quality of life. A network of pedestrian-friendly streets, green spaces, community areas, and recreational zones creates a vibrant urban environment that supports both everyday life and long-term community growth.
One of the project’s key advantages is its integration into an already established urban fabric. Schools, kindergartens, social infrastructure, retail services, and public facilities are located within the service radius of the development. According to the city’s future development plans, additional educational, recreational, and community facilities are planned in the surrounding area, further enhancing the attractiveness of the district.
The project also benefits from proximity to existing and planned parks. A new urban park is currently under development south of the site, while an additional large green area is planned adjacent to the project. Together, these spaces will contribute to a healthier and more sustainable urban environment.
The architectural and planning concept of EASY ISLANDS focuses on creating a modern residential community that balances private living with active public life. Residential clusters are complemented by landscaped courtyards, public plazas, children’s play areas, sports facilities, and commercial services, creating a complete neighborhood ecosystem.
As a contemporary example of residential master planning, urban development, and community design, EASY ISLANDS reflects global trends in sustainable city growth and mixed-use neighborhood planning. The project demonstrates how thoughtful architecture and strategic planning can create long-term value for residents, developers, and investors.
